About the Job

The Closing & Funding Manager role is responsible for supervising daily operations, managing team performance, and ensuring loan files are closed and funded accurately, efficiently, and in accordance with policies and procedures.  In addition to leadership, this is a producing role that will personally close and fund more complex files or take on files when loan volume rises.  Here are some of the things you’ll be doing day-to-day in this role:  

Roles and Responsibilities

Directly supervise the funding team by assigning loans, balancing workload across the team, and managing team KPIs/SLAs. 

  • Serve as subject matter expert on closing and funding and procedures, including requirements for different product types, markets, partners, and systems. 

  • Ensure all loan files are closed and funded in accordance with underwriting guidelines, note buyer requirements, established policies and procedures, and SLAs. 

  • Manage auction transactions. 

  • Review and approve wire requests and transfers related to loan closings. 

  • Track and follow up on key dates and deadlines, missing items, conditions, and other issues that may delay loan fundings. 

  • Oversee loan document quality control reviews. 

  • Identify and evaluate recurring obstacles and issues, propose solutions, and implement process changes to increase efficiency, mitigate risk, and streamline decision-making.  

  • Manage relationships with external partner teams (title, escrow, counties, insurance, etc.) 

  • Facilitate daily pipeline meeting with funding, processing, underwriting, and sales teams. 

  • Create, maintain, and generate periodic reports as needed. 

  • Create and maintain online documented policies and procedures and ensure ongoing team training for all processing functions. 

  • Interview, hire, and train new team members. 

  • Complete performance reviews, coach, and motivate team members to exceed team goals. 

  • Understand and champion the use of our CRM (and other core systems) for loan closing and funding processes. 

  • In conjunction with the VP Mortgage Operations, design and implement file flow improvements to increase efficiency and enhance loan officer, borrower, and team experience. 

  • Partner with the Capital Market’s loan sale team to identify note buyer exception trends, identify the root cause, implement process improvement, and ensure a process is in place to clear exceptions quickly for loan sales.  

  • Maintain a positive work environment by developing and maintaining relationships with team members, loan officers, funders, underwriters, and other partners to ensure a smooth loan process. 

  • Close and fund more complex or high-profile loan files. 

Skills and Attributes

Minimum 3 years experience in loan closing and funding. 

  • Minimum 2 years experience in a leadership role. 

  • Experience and knowledge of business purpose loans a plus. 

  • Deep knowledge of loan documentation. 

  • Commitment to building relationships with customers, vendors, team members and other partners. 

  • Excellent problem-solving skills involving good judgment and risk assessment. 

  • Possess great attention to detail and high degree of accuracy. 

  • Must be a dependable self-starter. 

  • Ability to manage multiple priorities and meet deadlines in a fast-paced setting. 

  • Excellent organizational, communication, and interpersonal skills. 

  • Strong knowledge of MS Windows, MS Teams, PC spreadsheets and PC word processing.

Performance Expectations 

Rain City Capital offers a hybrid work environment, which means employees perform their duties remotely or in person and will be expected to check email, phone, and text messages throughout the day and respond in a timely fashion consistent with a normal company workday. This role must be willing to commute to our local office on a weekly basis, at a minimum of once per week, based on the needs of the position, the department, and the company workday.
