Our Process

80% of our business comes from repeat customers. Here’s our proven process for how we make it happen again and again.

  • Rain City’s mission is ‘Real and Lasting Mutual Success’, which means we’ll never fund a deal we don’t believe in—because it’s our money going out, we treat your investments as our own. That's why your loan officer will get to know you and your business so that when you send us a property, we can quickly run the numbers to see if you have a deal on your hands.

  • If the deal looks good, it's time to apply! Our online loan application takes about 7 minutes to complete. We'll get you a pre-approval amount based on your credit and available assets. You will have 24/7 access to proof of funds letters.

    Here's what we need to begin the review process: An online app for each borrower, a recent bank statement, purchase contract, proof of insurance, and if applicable, an operating agreement for your LLC and your budget and scope for any renovation.

  • Our underwriters have years of experience in figuring out which properties are good investments and which will cause you to lose money. The review team quickly gathers all the property details, history, title information and potential value. Once that's complete, most loans are reviewed within two days.

  • Your loan officer will get in touch to go over the final terms. From there, we work with escrow to complete your loan signing, collect your down payment, and wire your funds!
